Formerly known as Action Realty Property Management, was founded in 1984
after years of investment property brokerage and owning my rental properties.
To this day, all of my personal investment property is managed by my own

A well maintained and properly marketed property is easier to rent. We
supervise all necessary pre-leasing activities, maintenance, repairs,
and painting services with the aim of achieving maximum market value.
We can recommend improvements or modifications that will enhance the value
of your property. This, in turn, attracts quality tenants who provide
stability and long-term leasing revenue. VJE Realty Group has a proven
record of maintaining full occupancy of rental properties and virtually
eliminating most vacancy concerns.
Finding the Right Tenant...
A bad tenant is worse than no tenant at all. VJE Realty Group carefully
interviews all prospective tenants prior to showing any property. A prospective
tenant must complete a detailed questionnaire indicating income qualifications,
credit history, and verifiable previous leasing experience. Applications
are accompanied by a combination credit report from national credit reporting
agencies TRW, Equifax, and CBA. The applicant's current banking status
is verified; and we screen for any previous criminal history. Student
leases must be accompanied by a parental guarantee that all financial
and practical responsibilities related to the leasing will be met. When
the prospective tenant has satisfied all application requirements, we
prepare an approved lease agreement ad collect and appropriate security
deposit. All of these efforts help to ensure the very best tenant for
your properties.

An important factor in retaining good tenants is keeping your property
in good order. VJE Realty Group coordinates all on-site maintenance and
repair based on a budget that is agreed on for every individual property.
Pre-approved spending limits are established with the owner before maintenance
work is performed. Our quality maintenance staff can handle all types
of property related emergencies through our 24-hour hotline. All properties
are inspected monthly in order to anticipate and recommend preventative
maintenance.
Our Work... Your Cash Flow
VJE Realty Group collects all rents, returned checks, and forfeited security
deposits. We make all mortgage payments and pay all related expenses incurred
throughout the management of your property. All financial transactions
are processed by our computerized system using software recommended by
CCIM (Certified Commercial Investment Members). You will receive a monthly
report detailing your cash flow and all property-related transactions.

The Cost of Professional
Services
Our service costs are highly competitive and based on the size of the
portfolio managed. In most cases, management fees are based on a percentage
of the gross income we collect for you. There is no fee if a property
is vacant, and no fees are charged until your revenue is collected. More
