Austin Real Estate in Fall 2026: Is the City Still Growing, or Has the Housing Market Slowed?

Austin continues to attract interest for its employment centers, neighborhoods, universities, outdoor amenities, and cultural identity. But it's important to separate long-term city development from short-term housing market performance. New construction, business openings, and neighborhood investment can continue even while fewer homes change hands.

What Does the September 2026 Austin Housing Market Look Like?

According to the September 2026 Unlock MLS housing report, Austin's real estate market experienced slower sales activity while median home prices increased compared to the previous year.

Within Austin city limits:

  • 777 residential homes sold, down 12.7% year over year

  • Median home price: $570,958, up 4.2%

  • 4,502 active listings, down 10.3%

  • 5.4 months of housing inventory

  • 743 pending sales, down 8.6%

  • Homes closed at an average of 92.5% of their original listing price

These figures reflect Austin citywide trends and should not be interpreted as price changes in every individual neighborhood.

How Does Austin Compare to Travis County and the Greater Metro Area?

Travis County recorded 1,031 residential sales, a 9.6% decrease from the previous year. The median home price increased 2.6% to $497,400, with 5.8 months of available inventory.

Across the larger Austin–Round Rock–San Marcos metropolitan area, residential sales declined 14.8% to 2,223 homes, while the median sales price increased 1.4% to $421,000.

However, looking at the third quarter of 2026 rather than one individual month, the metro median sales price declined 2.3% year over year to $420,000.

These different time frames demonstrate why one monthly increase does not necessarily mean every Austin property is appreciating.

What Does This Mean for Austin Homebuyers?

For buyers, slower sales activity may create opportunities to compare properties more carefully and negotiate based on home condition, pricing, and competition.

Buyers should consider recent comparable sales, available inventory, property condition, and long-term ownership goals when making purchasing decisions.

What Does This Mean for Austin Home Sellers?

For sellers, pricing remains one of the most important factors in attracting qualified buyers.

An attractive asking price should be supported by recent comparable sales, competing listings, and a realistic marketing strategy.

Homes with desirable features, appropriate pricing, and effective marketing may stand out, but sellers should avoid assuming that broad market statistics reflect the value of their individual property.

What Should Austin Real Estate Investors Consider?

For investors, purchase price is only one part of the equation.

Rental demand, market rent, property taxes, insurance, maintenance, and ongoing carrying costs all influence a property's potential performance.

In September 2026, the City of Austin recorded a median monthly lease price of $2,195, down 4.4% year over year, according to Unlock MLS.

Understanding both the sales and rental markets can help investors evaluate opportunities more effectively.

Is Austin Still Growing?

Austin's growth story is increasingly neighborhood-specific.

Established central neighborhoods may offer location advantages and limited available land, while some suburban communities face additional competition from new construction and builder incentives.

Areas surrounding new retail, dining, and mixed-use developments may experience changes in neighborhood appeal. However, development announcements should not be confused with completed construction or guaranteed property appreciation.

The best real estate decisions consider individual neighborhoods, property conditions, and current market data rather than relying solely on broad regional trends.
